Waterford McLean, LLC, will go before the Fairfax County Board of Supervisors Monday, Sept. 23, to present its proposal for a mix of residences and retail uses called Palladium of McLean at Civic Place in downtown McLean.
The developer has offered $1 million as a cash “proffer” to offset the increased density it seeks at the site.
Originally, the project was granted a rezoning from R-4 to RDC zoning to permit 70 living units in combination with mixed office and retail use.
But market conditions prompted a change, and now, Waterford is asking to exchange 24,000 square feet of office space for 6,000 square feet and PRM zoning (planned residential mixed use).
Retail space at the complex, which will be constructed on property bounded by Lowell Avenue on the south, Emerson Avenue on the east, Chain Bridge Road on the north, and Whittier Avenue on the west, would remains the same at 12,000 square feet.
The difference, 18,000 square feet, would expand the space dedicated to condominiums, increasing the total number from 59 to 69. With the original approval, as many as 70 condos could be built.
Waterford is “proffering” $1 million in cash to be set aside for a future McLean “Main Street” project in its revitalization area, including the possibility of structured parking.
In concept, the proposal has been approved by the McLean Planning Committee and county planning staff, said Russ Rosenberger, president of Madison Homes, Inc., the developer for Waterford McLean.
The development won’t change its footprint from the original proposal for 59 condos. The added units will be gained by shifting from four to five floors in the area that fronts on Emerson Avenue.
The Board of Supervisors hearing will be televised live on Cable Channel 16.
