Housing for Seniors

Speakers at public hearing support amendments to comprehensive plan to allow for age-restricted housing policies.

Based on the 2000 census, Loudoun's 55-and-older population is estimated to double by 2008. If a few developers' plans get approval, those seniors will have a place to live in the county without any toddlers scampering about.

Potomac View LLC, of Great Falls, Ashburn Village Development, of Bethesda and Brambleton Acquisitions, of Dulles all submitted comprehensive plan amendments (CPAMs) to the county earlier this year. The three were bundled to allow staff to consider adding retirement housing policies to the comprehensive plan.

Two CPAMs from the fall session, Erikson Retirement Communities and Fern Cliff in Leesburg, may be included for consideration as well.

Residents voiced approval of the plans at a Nov. 15 Planning Commission public hearing.

Maureen Hine, a resident of Sterling Park and volunteer with the Loudoun County Area Agency on Aging, applauded the plans for Potomac View.

"It offers those 55 years old and older an alternative to the single family homes while keeping them close to their friends and family," she said.

Dr. John Fletcher, pastor at Faith Bible Church, which is adjacent to the Potomac View lot, said he and his wife would consider moving to the development once it's finished so they may walk to church.

"Having this type of community would allow us to minister, to serve them in many ways," he said.

Residents of Connemara Woods, a neighborhood located a half-mile from the proposed Potomac View development, supported the application but raised concerns about traffic. The intersection of Potomac View and Route 7 was the site of the second most accidents in Loudoun County in 2003, according to the Annual Sheriff's Report.

The Planning Commission sent the applications back to committee, with further consideration to be taken after the new year.
