New Houses on Cedar Lane?

A proposal to build three houses on Cedar Lane was deferred by the Fairfax County Planning Commission. The developer, Cedar Lane Development, has proposed removing the single house at 2818 Cedar Lane.

The 2.2 acre property would then be developed with three new houses. “The proposed density is well below the recommended density,” said Steven Fox, attorney for the developer.

Andrew Hushour of the Department of Planning and Zoning said that county planners want the developer to put in amenities such as a sidewalk and perform an archeological study.

Fox said that while the developer is willing to put in the sidewalks, there is little point, since there is no sidewalk on either side, nor are there plans to put one in the foreseeable future. Instead, the developer will give the county cash equal to the sidewalk to be used at the county’s discretion.

He also said the archaeological survey is likely unnecessary, and not something his client should be burdened with. “I think its something that has been conjured by staff, based on the age of the home,” Fox said.

The developer has committed to studying the construction of the house as it is dismantled, and will then give the information to the Virginia Room in the Fairfax County Library.

The Planning Commission deferred its decision on the development until March 29 so that it could have a chance to study the trees on the edge of the property and an adjoining property. The study will help to decide if the trees should be saved or can be removed.
