Public Hearing Set for Fairlee

Fairlee Property is on Planning Commission Agenda.

The Fairfax County Planning Commission intends to conduct a public hearing for an out-of-turn planning amendment to allow higher density for MetroWest, a proposed mixed-use development by the development firm Pulte. The proposed development is located south of the Vienna/Fairfax Metrorail station and north of Route 29, on land known as the “Fairlee Property.“ It is in the Providence District.

The hearing will be on Thursday, July 22, at 8:15 p.m., in the Board Auditorium of 12000 Government Center Parkway, Fairfax.

The public hearing is set to come before the Board of Supervisors on Monday, Sept. 27, at 4 p.m.

The amendment would allow for a mixed-use and residential development with an overall floor-area ratio (FAR) of 1.8. The FAR would allow for approximately 300,000 square feet of office space and between 25,000 and 75,000 square feet of retail space, one-fourth mile from the Metro station. Residential space within a quarter mile of the Metro station would include 1,400 units of high-rise multifamily residential, 475 units of mid/low-rise multifamily residential, and 25 single-family attached residential. Outside the quarter-mile area, the developers propose to build 140 mid/low-rise multifamily residential units, 315 single-family attached residential, and 25,000 square feet for government or community use.

The MetroWest development would also have a town center area for public use, as well as a provision for a four-lane road connecting Route 29 with Vaden Drive Bridge.
