Nominations in Brief

After lengthy review by county staff and a citizen task force, the following six proposals to change the Comprehensive Plan in the Springfield District are still technically possible. However, two of these proposals (05-III-2BR and 05-III-2FC) are likely to fail.

6104 Union Mill Road (05-III-1BR)

Nominator: Jin Man Kim

Size: 1 acre

Current Plan: Residential development at 0.5-1 houses per acre (one house)

Proposed Change: Residential Development at 2-3 houses per acre (three houses)

Staff Recommends: Preliminarily staff had recommended approval. They have changed to 1-2 units per acre.

Task Force Recommends: The task force supported the initial staff recommendation.

West of Fairfax County Parkway, South of Caisson Road (05-III-2BR)

Nominator: J. Peter Winfield

Size: 5 acres

Current Plan: Residential development at up to 2 houses per acre (10 houses)

Proposed Plan: Mixed use development of about 125,000 square feet, including about 100 residential units and 25,000 square feet of office and retail space.

Staff Recommends: denial

Task Force Recommends: denial

Fairfax Corner (05-III-1FC)

Nominator: Peterson Companies

Size: 30.24 acres of the 114.53-acre complex

Current Plan: Office/mixed use with options that could bring the maximum development to about 922,000 square feet.

Proposed Plan: Change the mix to allow more office space and less residential and retail space and to use space which had been allocated for the theater but was not used.

Staff Recommends: Preliminary recommendation was for approval with modifications. Staff has changed their recommendation to recommend deferring the proposal for further study.

Task Force Recommends: The task force supported the initial staff recommendation.

Fairfax County Parkway and Lee Highway (05-III-2FC)

Nominator: J. Peter Winfield

Size: 8 acres

Current Plan: Residential Development at up to 2 houses per acre (16 houses)

Proposed Change: Residential Development at 16-20 units per acre (160 units)

Staff Recommends: denial

Task Force Recommends: denial

Parts of Fair Lakes along the Fairfax County Parkway, Fair Lake Circle, Monument Drive and I-66 (05-III-3FC)

Nominator: Peterson Companies

Size: 115.75 acres

Current Plan: Mixed use development of up to 7.18 million square feet.

Proposed Change: Mixed use development of up to 8.6 million square feet.

Staff Recommends: Approve part of the application but not the additional residential development.

Task Force Recommends: Approve as submitted by the developer

Silverbrook Road near Oak Chase Circle (05-III-1P)

Nominator: Department of Planning and Zoning Staff

Size: 1.27 acres

Current Plan: Residential development up 0.5-1 house per acre

Proposed Change: Change plan text to clarify development options on the property if it is consolidated with other nearby properties and prohibit automobile-related uses

Staff Recommends: Approval

Task Force Recommends: Approval
